A defects liability period is a period of time following practical completion during which a contractor remains liable under the building contract for dealing with any defects which become apparent. Depending on the contract, this period is 6 - 12 months.

    Several years ago, Building Management Systems BMS/BAS and SCADA were the leadingedge tools that measured basic data points and managed building systems. However, these were kept to a minimum and used to do the basic automation due to the high cost, even today at $600 to $900 per data point.

    Furthermore, these systems were never designed to handle the increasing complexity of distributed optimisation and the extreme volume of data involved. They are also cumbersome and expensive to program with most being highly proprietary and closed systems.
